3. Can I see an apartment before I fill out an application for it?
We invite you to visit the Archstone Apartments community you’re interested in to meet the devoted staff, walk through an apartment home that’s comparable in size and floor plan and scope out the amazing amenities and services we have to offer. To schedule your tour, simply call, email or drop by an Archstone community during regular office hours and ask for a member of our leasing team.
4. Do I need to setup an appointment? Do you take walk-ins?
We believe that finding and renting the perfect Archstone apartment should be easy – and because of that, no appointment is necessary to tour any of our apartment communities. However, we encourage you to call ahead and schedule an appointment so we can assist you as soon as you arrive.
5. What are the age requirements?
Archstone requires that anyone who signs the lease be at least 18 years of age.
6. What is the application fee and is it refundable?
The application fee varies by community. To find the application fee for the Archstone community you’re interested in, click on the Floor Plans/Pricing tab on the community webpage and select the Charges tab. Please note that the application fee is not refundable.
7. What lease terms are available?
When you set out to search for your next apartment for lease, you’ll learn pretty quickly that most other companies offer you one choice of lease terms: theirs. Thankfully, there is no one-lease-fits-all at Archstone. Archstone offers a wide selection of Flexible Lease Terms ranging from 2 to 12 months. The only exception is in New York where lease terms on some communities are restricted to 12 and 24. In Florida, due to the complexities of tax laws, 2-6 month leases must be completed at the community leasing office, while 7-12 month leases can be completed through online lease or at the office. 8. Can I see the floor plans for an Archstone apartment community?
With our wide variety of spacious apartment homes we’re sure you’ll find one that’s perfect for you or your family. Depending on the community you’re interested in, you can choose from studio, one-, two- and three-bedroom apartment residences, lofts, townhomes, and penthouses. 9. What is Archstone Apartments' pet policy?

10. Where is the online lease form?
When you find a floor plan you like, just click "View available" to get details on all of the available apartments for lease with that floor plan. And, if you like what you see, you can lease the apartment right from this web site by clicking "Lease online" and following the easy prompts.
11. How do I pay my rent online?
One of our most popular services is our exclusive Resident Services web site. myArchstone.com offers fast, secure access to a host of convenient services – including automatic rent payment through your bank account and submission of service requests. To get your username and password, simply contact your Archstone apartment community’s leasing office.
12. What utilities are included in the rent?
Utilities included in the rent vary at each Archstone apartment community. Contact the community’s leasing office for more information regarding utilities.
13. How do I connect my utilities, local phone, Internet and cable TV companies?
To connect your utilities, please contact your local utility providers. To connect your other vital services, the management team at your leasing office would be happy to provide you a list of companies in your area that offer these services. A list can also be found among your move-in materials, on myArchstone.com or at your community’s leasing office.
14. Am I required to have Renter’s Insurance?
All Archstone apartment rental communities require residents to secure renter’s insurance, except in select circumstances, to cover personal liability should an unfortunate event occur. While you can acquire renter’s insurance from a provider of your choice, Archstone has contracted with some renter’s insurance providers to make signing up easy. Please contact your community’s leasing office for more details.
15. What if I have to break my lease?
All of our Archstone apartments are backed by our unconditional 100% Move-in Satisfaction Guarantee. If you’re not completely satisfied with your Archstone apartment for any reason – you can move within the first 30 days of your lease without penalty, no questions asked. After all, we understand that this is your home. And we want you to be happy. If you need to break your lease after the 30 day guarantee, please contact your leasing office for more details.
16. Do you offer furnished apartments?

21. Do you accept section 8 or other low-income rent programs?
Some of our communities accept section 8 vouchers and/or participate in other low-income rent programs. Please fill out a “contact us” form (link is on the community page) or contact the community you’re interested in for more information.
22. Why can’t I get an actual price on an apartment online?
If you are unable to get a price on a specific apartment, the apartment is not available. You can see pricing on the “floor plans/pricing” tab of the community page. Simply click ‘view availability” and enter a desired move-in date. You will get available apartments and pricing on the right-hand side. The pricing range you see depends on the lease term you choose. In general, the longer the lease term, the lower the price, although there can be specific exceptions. If you go through the online leasing process, you will see the specific price for each choice of lease term. You can also see any related charges by clicking on the “charges” tab.
23. Why are you offering lower rates to new leases than current residents?
Our pricing incorporates many different elements including the amenities specific to each apartment, the desired move-in date, desired lease term and recent demand and supply statistics. Also remember that new lease pricing may have changed since the day your renewal offer was calculated. It’s very important when trying to compare one price to another that you are comparing “apples to apples.” We work very hard to be fair to everyone given all of these different influences. 24. Where are miscellaneous fees, such as pet and parking fees, listed?
The miscellaneous fees are listed on the charges tab of the “floor plans/pricing” tab on the community site.
25. Are utilities included? How much can I expect to pay for utilities?

26. Why are the prices here higher than at nearby apartment communities?
There are many factors that go into pricing. Most importantly, we consider the quality of the competing communities including age, size of apartments, quantity and quality of apartment features and community amenities and the quality of service provided. We monitor our competitor’s pricing and are confident we offer a fair price given all of these differences. If you have specific questions, please do not hesitate to ask your leasing consultant or the community manager. We’re happy to explain what we believe are the differences that support our pricing. And then, of course, you can decide for yourself if the values in an Archstone home are worth the extra.
27. Are specials included in your prices? How do I know the actual price?
Prices displayed for specific apartment homes on ArchstoneApartments.com do include specials that offer a discount on rent. The discount is incorporated into the displayed price as if it were evenly distributed each month throughout the lease term, but you can also choose to take the entire special amount up front. 28. Why are the prices on Craigslist different than on your website?
Differences in pricing between Craigslist and our website are usually the result of one of two things: The apartment you’re looking at on our website is different than the one promoted on craigslist, or the day you’re looking at our website is different than the day the price was posted on craigslist. Pricing varies by apartment home based on individual amenities, and we update pricing every day. So, it’s important to compare “apples to apples.” There are other more rare reasons for a difference in pricing, such as the length of the lease term you’re interested in signing. We typically only promote longer lease terms on craigslist. And, of course, it’s always possible we made a mistake in the Craiglist ad. If you’re looking for a specific answer to a specific situation, please do not hesitate to ask your leasing consultant or the community manager. 29. Why are the prices on your website different from what the leasing office quoted me earlier?
Price differences between the website and on-site quotes are generally the result of one of two things: The apartment home you’re looking at on our website is different than the one quoted onsite, or the day you’re looking at our website is different than the day you received a quote onsite. We will “hold” pricing for a day for the specific apartment you are considering, honoring a quote that was given less than 24 hours ago even if the price goes up, but of course the website is showing the current pricing. 30. How can I tell which apartments qualify for the special offer?
Most apartment homes that qualify for special offers will display a special offer icon (shown below) on the Floor Plans/Pricing tab on the community website. For more information on specific special offers and how they apply to a particular apartment home, please do not hesitate to ask your leasing consultant or the community manager. You can do so in person, by filling out a “contact us” form (link is on the community page) or by calling the community phone number.
31. Who do I write the rent checks out to?

32. Do you take credit card payments for deposit?
We are happy to accept credit card payments for deposits, though we do not accept credit card payments for monthly rent at this time. However, we do offer rent payment through your bank account on a one-time or automatic recurring basis, as well as a number of other convenient services through myArchstone.com or the myArchstone app for iPhone.
33. What do amenity fees cover?
Not all of our communities charge amenity fees. For those communities that do, the amenity fees cover the cost of maintaining amenities that are considered premium offerings in a specific market, such as fitness centers in New York city. Because the fees are determined by community and market, what they cover varies. For specific information on what amenity fees cover at the community you’re interested in, please do not hesitate to contact the community by filling out a contact us form (link is on the community page), calling the community or visiting with a leasing consultant or a community manager.
